How equil.ca works
A realtor does a long list of jobs, and charges 4 to 5 percent for all of them. Most of that work is now software. equil.ca does the software part for 1 percent, and leaves you in control of the rest.
Who does what
You handle the things that happen at the property. equil.ca handles everything that can be done remotely.

- Hosting showings and open houses
- Home inspection, if you choose one
- Staging, if you choose it

- Offers, negotiation, and the secure portal
- Agreement of Purchase and Sale, addendums, documents

- Sending the closing package to your lawyer
The short version
- 1. List. Tell us about your home. Our AI writes the listing. It goes on MLS and REALTOR.ca through a licensed partner brokerage, plus Facebook and Kijiji.
- 2. Manage. Buyers ask questions and make offers through your secure dashboard. You decide what to share and what to accept.
- 3. Close. When you accept an offer, we send the full package to your real estate lawyer. You pay equil.ca 1 percent only when the sale closes.
Is this legal? Yes.
Your home is listed on MLS through a licensed Ontario partner brokerage, exactly the way every flat-fee listing service works. You stay in control of your own sale as a private seller. Buyers are never required to use an agent, and no province forces a buyer to sign with one.
