- Will my home really show up on MLS and REALTOR.ca?
- Yes. Through a licensed partner brokerage, your listing goes on MLS and REALTOR.ca, the same place traditional agents list, plus Facebook and Kijiji under our accounts.
- What does it cost to sell?
- It is free to list. You pay equil.ca 1 percent of the sale price, and only when your home actually sells. No monthly fees, no upfront charges, nothing owed if it does not sell.
- Do I have to offer a commission to the buyer's agent?
- No. By default the cooperating commission is set to the minimum. If you want to offer more to attract buyer agents, you can, but it is entirely your choice.
- Is it legal to sell without a realtor?
- Yes. Your listing is posted to MLS through a licensed partner brokerage, exactly like every flat-fee listing service. You remain a private seller in control of your own sale.
- Does a buyer need an agent to buy through equil.ca?
- No. No province in Canada requires a buyer to use an agent. equil.ca guides buyers through questions, offers, and paperwork all the way to their lawyer at closing. Buying is free.
- How do offers and negotiations work?
- Everything happens in a secure portal on equil.ca. Offers, questions, and documents are recorded in a tamper-evident log. You choose what to disclose to buyers, and you decide what to accept.
- What do I still have to do myself?
- The things that happen at the property: photos, showings, and any inspection or staging you choose. You can book preferred vendors through us. equil.ca handles everything that can be done remotely.
